North Witch Point | Roofing

North Witch Point is a modern, clifftop property built on the site of a former Cold War radar station, famously known as the “Listening Station.” This self-build project gained attention when featured on Channel 4’s Grand Designs in 2019. Designed as a partially subterranean structure, the home includes expansive glass walls that offer uninterrupted views of the North Channel, while its design also emphasizes blending into the natural landscape.

Project Challenges and Approach
The client, Andy Stakes, envisioned a “three-sided waterproof box,” fully enclosed underground with only the cliff-facing side open to the ocean views. This design meant that the building needed to withstand extreme environmental factors, including high winds and heavy rain, common to the clifftop location. Indigenous vegetation was planted on the roof, serving both as natural camouflage and as additional environmental protection.

Waterproofing Solution
Given the harsh weather conditions and the need for lasting waterproofing, Site Sealants Ltd. was tasked with delivering a robust, root-resistant, and flexible waterproofing solution. They utilized RESITRIX® SK W Full Bond—a hybrid EPDM and SBS bitumen waterproofing membrane—perfect for dealing with structural expansion and settlement while ensuring long-term durability. This membrane was fully bonded using FG35 primer for maximum adhesion, a necessity given the exposure to high winds. The fully bonded system provided a watertight seal that could resist the challenging conditions and adhere seamlessly to the concrete and steel construction.

Technical Support and Custom Design
Throughout the planning and construction phases, Site Sealants Ltd. collaborated closely with technical experts to ensure the membrane was correctly applied. This included creating 3D models and providing application support, which helped guide both the design and installation processes for optimal results.

Project Recognition
In addition to its feature on Grand Designs, North Witch Point was awarded the 2019 GIA Small Residential Award, a testament to its innovative design and the high-quality workmanship of the Site Sealants Ltd. team.
